SUMMIT TRAVEL
|
|
|
Most of us are familiar with a hotel concierge. Believe it or not,
a travel agent has similar responsibilities and duties as these helpful
souls who are stationed just inside a hotel’s front door. Our job is to
assist our guests by answering questions, making reservations, arranging
for services, giving advice, solving problems, mapping directions, and
often achieving the “impossible”. This may come as a complete
surprise to many people, but the services we perform as travel agents
are free*. We are compensated for our services from the vendors we
do business with.
*we do charge a ticket fee for an airline ticket purchased through
summit travel.
|
Summit Travel is a full service Travel Agency capable of taking care of
all of your travel needs. We can book complete vacation packages,
all inclusive resorts, land packages, air tickets, hotel stays, rental
cars, cruises, and even group travel. No matter what kind of
travel you are interested in, we can help with the details. So
please call or come by one of our offices and please ask us what we can
do for you.
|
Couples are now making their ultimate honeymoon fantasy come true to
life by registering with Summit Travel to have their guests contribute
to the cost of their honeymoon. With just a minimum deposit, we
will book your fantasy honeymoon and give you up to 100 Honeymoon Bridal
Registry Cards that can be mailed in your shower invitations.

Do you really know where you stand in your financial life?
Are you on track for Retirement? College funding for
your children? Are you paying too much in income taxes?
Are you adequately protected in case of disability; or your demise.
Does your plan provide a life insurance product that:
"Guarantees a return on your money"...
When was the last time you reviewed wills and other valuable
documents?
Can you honestly say that you have a company that
puts your needs first, especially in today's chaotic world
of finance.
What if there were someone that could offer an "unbiased"
review of your current financial situation to see if you were
taking too much risk with your investments? Someone
who can restore "confidence" in these uncertain times.
That person could be: Jeff Loos, ChFC, LUTCF with over
20 years experience in Comprehensive Financial Planning &
Investments; well respected in the community.

Before you list your house with a real estate agent you should know
what services they offer because not all agents are created equal.
Homeowners need to know how the agent plans to market the home, communicate
throughout the process and advise you on details regarding the appeal of
your home to attract the most buyers.
Some agents think that if they put a sign in the yard and list the house on
the Multiple Listing System (MLS) that the house will sell itself. In
today’s market, your house should be marketed in different types of media
and a great listing agent will spend money on strategically placed
advertising.
Communication is something that could be easily overlooked as an important
factor when hiring an agent. Each day in the selling process is
critical whether the house is active on the market or under contract with
a pending sale. Homeowners should be able to keep in contact with
their agent and have that agent keep them informed with the activity of
their home and what’s going on in the market. If the house is under
contract, each day postponed on an item regarding the details of the
contract could mean a delay with the closing date. It’s very
stressful when a moving truck has been scheduled and then the move out
date changes due to the lack of communication to get the transaction
completed. A great agent knows time is of the essence and will
respond quickly to your concerns and details of the sale.
Staging your home to attract potential buyers is an important element in
selling your home. An agent who is a licensed home staging
professional can advise you on what you need to do to make your home stand
out from all the other homes in your area and price range. These
licensed agents possess the skills that will help you make more money off
your sale because the buyers will perceive more value in your home due to
the staging that was done. Look for the ASP (Accredited Staging
Professional) logo with the agent’s name.
Interview the potential agent and know what you’re going to get for your
money. Hire the real estate agent for their skills and knowledge not
just because they’re a friend or relative. Your home is usually your
biggest asset and you need a competent professional to help you through the
process.

Slow Down !!
By Debra A. Grecol | 12/23/2009
V.P. Mortgage Lending
Mountain Commerce Bank
We are all having to slow down and really look at all aspects of
mortgage lending in the ways of long ago...
Talk about changes. The mortgage industry has really come
"full cycle plus" in the past twenty years. In
days gone by a mortgage took almost 45 days to get approved and
processed! Enter the technology age and acceptance by the
industry and by the late 90's we were closing loans in 7 to 10
days.
Then, ah that dreaded word: "Then", what happened?
Competition became ever more fierce as new mortgage loan products
began coming out of the woodwork. It made our heads spin.
There was no way the industry could keep up with the number of
products available, let alone explain them to borrowers...?
And with confusion came "Risk"..!
Lender/Brokers took different paths. Some tried to be
everything to everybody and guess what happened? Some
offered products that simply were ill-advised and did not meet
prudent lending practices and we all know what happened.?
Tried and True...
Then you have lenders who decided to stick to tried and true
products, unwilling to take unnecessary risk either for themselves
or their borrowers. Yes, our income dipped but we are still
here in our local community, doing what we have always done; provide
sound and prudent mortgage products, with maybe a few more
regulations but really no big deal..!!
What To Expect?
If you have purchased a home or have refinanced your home in the
past ten years, don't be shocked when you request a new mortgage.
You will be asked for additional documentation an it will take a little
longer to get to the closing table. But we feel we can speed that
up just a bit. 30 days is becoming the norm for MCB.
Here are several tips that can limit the time spent getting to a
smooth closing.
- Get all documents in quickly that are requested by the lender.
- Do not purchase anything on credit during your "transaction" period.

By William E. Camelot Marketing & Promotional Strategist...
Each week I will contribute a column under DreamSpeak that will have
relevance to all small businesses in the Tri-City Market.
You will "learn" something valuable from each column that
can work in your present marketing, advertising or public relation
campaigns.
I will use examples from my present client list to provide an insight
into both unfolding strategy and local promotions that are intended to
increase sales dramatically.
Englewood Lawn & Landscapes is a prime example of aggressive marketing
and co-owner Tim Simou'net has agreed to share some of his promotional ideas;
Networking, Realtors to Commercial property and ultimately to the home owner
which has become his bread and butter business. How does he get them
and how does he keep them..? (coming soon)

DreamSpeak LLC; is the marketing division of My Morning Coffee TV. The
following are illustrations of promotional tools that can assist any small
business in the ultimate search to raise the "awareness"
level of a company, product or service.
Example: Did you know that Twitter as a social media networking site can have
serious value for raising the awareness of your company or product...?
A new logo can costs hundreds to thousands of dollars, not anymore. A
first class logo for promotional advertising can cost as little as: $150.00 ..!!
Did you know that if you have already placed a T.V. schedule, that
www.mymorningcoffee.tv will run your commercial "Complimentary" in
the Merchants Video Network section..?
T.V. Tip:
Charter Media has a hit on its hands
with the new series: "Men Of A
Certain Age" seen on Monday
evenings at: 10:00 on TNT.
Contact: James Sandoe, Sales
Manager for more info: James may
be reached at: 423-354-2326
Did you know that DreamSpeak LLC. is a "registered" agency
and receives a 15% commission on the placement of print, magazine,
radio or T.V. schedules. We also "rebate" that commission
to our clients in money, or add'l time, space or commercials.
An online public relations campaign which will create traffic to your
website, can be done for next to nothing. Their are many high
quality P.R. venues on the Internet that are free. A few have a modest
expense, but the days of paying thousands for P.R. are over.
Learn how...
Spending hundreds each month to promote your coupons?
Why not provide the coupon and we will run them for "free" on the
home page. We are getting around 150,000 impressions per month from a
combination of T.V. commercials that run on Fox & Friends, The Glenn Beck
Show, ESPN, TNT, FX and in the new year, Live Desk, O'Reilly and Hannity.
We also promote the site with Google Ad Words, Video search, Blogs, SEO
marketing, articles & strategic links.
Our top client promotion for 2009 in Johnson City was marketed as: "½
Price Thursdays" and featured Alta Cucina Authentic Italian Restaurant,
which lead to a substantial business following...
I will close with what I call my Top 3 tips for increasing business:
- Join the U & I Networking Group
-
Join the Johnson City Chamber Of Commerce & attend
"Chamber After Hours"
- Become part of: www.mymorningcoffee.tv
